What You Get From a Walk-Through
A Surefire walk-through takes 30–45 minutes on-site and delivers a written security assessment you can keep, whether or not you decide to work with us. You get:
- Property vulnerability assessment — lighting audit, access-point mapping, blind spots, sight-line analysis, high-risk hours identified based on your property type and location
- Recommended coverage plan — specific post positions, patrol routes, coverage hours, armed vs. unarmed recommendation, staffing levels matched to your actual risk profile
- Firm quote with a 30-day price hold — no template pricing, no surprises later, no “call for pricing” games
- Comparison against your current provider (if applicable) — hours delivered, coverage gaps, cost per covered hour, service quality assessment
- Insurance carrier and compliance recommendations — what to document, what your carrier probably wants that you’re not currently providing, fire code compliance status for your property type
- Bay Area Commercial Property Security Checklist — even if you don’t hire us, this checklist alone is worth having
Why We Offer This For Free
Every long-term security contract we’ve ever signed started with a walk-through. It’s how we get to know your property and how you decide whether we’re the right fit. There’s no upsell during the walk-through, no high-pressure follow-up, and no obligation. If the fit isn’t right, we’ll tell you — and we’ll often refer you to another Bay Area security company that better matches your specific need. Our best clients (like the 3-year Hayward motel and the 1-year Alameda self-storage facility) came from walk-throughs where we clearly demonstrated the coverage plan matched their actual risk — not from cold sales calls.
Who Should Request a Walk-Through
- Property managers managing 1+ Bay Area properties, especially if you’re inheriting security problems from a previous vendor. See our Property Manager services.
- General contractors with an upcoming project needing fire watch, jobsite security, or hot work coverage. See our GC services.
- HOA boards whose current security setup isn’t producing the resident-facing outcomes you want.
- Facilities directors at commercial, tech, retail, warehouse, or hospitality properties re-evaluating a security vendor contract.
- Owners of any Bay Area property currently paying more than expected, receiving less than promised, or dealing with an insurance carrier requirement your current setup can’t meet.
What to Have Ready Before Requesting
To make your walk-through fastest and most useful, have this info ready when you contact us. You don’t need all of it — send what you have and we’ll ask the rest during the walk-through itself:
- Property type (apartment, commercial office, retail, warehouse, hotel, storage facility, tech campus, dispensary, construction site, etc.)
- Property address and city — we cover all 10 major Bay Area cities (Fremont, Oakland, San Francisco, San Jose, Hayward, San Leandro, Union City, Alameda, Palo Alto, Santa Clara)
- Number of properties / sites — single property, portfolio, multi-site GC project?
- Current security situation — currently have a vendor? Handling security in-house? No coverage right now? Ended a previous vendor relationship recently?
- Timeline — need coverage in the next 48 hours? Next 2 weeks? Next quarter? Just evaluating?
- Specific problem or driver — recurring incidents, insurance requirement, tenant complaints, fire marshal notice, GC project starting, current vendor issues, budget pressure?
- Approximate budget — even a rough range helps us design a realistic coverage plan. Our Bay Area Security Guard Cost Guide has current 2026 rates.
How Fast Can You Get a Walk-Through?

If you decide to move forward, standard onboarding runs 14 calendar days from signed contract to first officer on post (see our Property Manager page for the full onboarding timeline).
